    Rezonings are the “bread and butter” of the business.  IPG has been responsible for preparing and processing applications to rezone property in most of the counties within central Florida as well as many of the municipalities.  IPG prepares the applications, coordinates with local government staff, attends community meetings, and participates in all public hearings.

    Comprehensive Plan Amendments

    Chapter 163, Florida Statutes, identifies the procedures that must be followed in amending the comprehensive plan of a local government.  There are two basic types of amendments- major and minor.  IPG has represented clients undertaking such amendments and has been responsible for identifying the work scope, retaining support consultants needed (if any), developing and maintaining project schedules, quality control, and coordination with local government staffs as well as the staff of the Department of Economic Opportunity.  IPG typically represents the client at all public hearings.  Some of the better known major plan amendments that IPG has been the lead on include Celebration (for Disney Development), the Farmton Plan (for the Miami Corporation), Consolidated Tomoka, Coraci Properties, Seminole Town Center (for Melvin Simon and Associates), and Osceola Corporate Center (for Tupperware).  IPG has also provided consulting services to local governments wishing to amend or update their comprehensive plans.  This work includes evaluation and appraisal reports, special area plans, and amendments.
